AUTHORIZATION OF RELEASE OF INFORMATION: Applicant(s) represents that all the above information and statements on the application for rental are true and complete, and hereby authorizes an investigative consumer report including, but not limited to, residential history (rental or mortgage), employment history, criminal history records, and credit reports. This application must be signed before management can process it. Applicant acknowledges that false or omitted information herein constitutes grounds for rejection of this application, termination of right of occupancy, and/or forfeiture of fees or deposits and may constitute a criminal offense of the laws of this State.
Non Refundable Application Fee is $50.00 per applicant $75.00 per married couple. Every adult who intends to reside in the unit must fill out an application.
Our leases are prepared by an Attorney at Law to comply with Florida laws. If you are a successful leasing candidate, there is a one-time lease closing cost of $35 to cover our administrative costs and the cost of preparing your lease.
Once you have been notified of your approval, you must place a holding deposit (cashier’s check or money order), equal to one month’s rent within 24 hours of your approval notification. Once approved, If the applicant(s) is approved but fails to promptly enter into the lease agreement or fails to move in on or before the agreed upon date, the holding deposit will be retained by Sutton & Sutton Realty, Inc. as liquidated damages. The security deposit will only be refunded if the applicant cancels this application with written notice within 24 hours of approval. This application is preliminary only and does not obligate the owner or the owner's agent to execute a lease or deliver possession of the proposed premises. No oral agreements have been made.
If applicant is not approved, the applicant will receive a notice in the mail within 30 days detailing the reasons and explaining the steps to receive copies of any pertinent information including credit reports. Sutton & Sutton cannot release any reports to the applicants.

Thank you for your interest in one of our rental properties. Here are some important pieces of information about the Application Process:
1) Please fill out the application fully. Any unanswered questions will result in a delay in the processing of your application.
2) A $50.00 per person application fee ($75.00 for married couples) is required when you hand in the application. Every adult who will be residing in the unit must fill out an application. We will not process the application without the fee attached.
3) The application process takes 24-48 hours (excluding weekends). Please be patient while we process your application. The 2 areas that slow down the process is the verification of income and rental history. Please make your employer and landlord aware of this application.
4) Please make sure you meet our minimum guidelines for rentals:
A) Your combined gross income should be 3x the monthly rent
B) You should have good to excellent credit. We pull all credit reports
C) You should have a good rental/mortgage history. We verify current and past rental histories. We inquire about payment history including timely and late rents, returned checks, as well as any deposit problems.
5) Please provide a copy of your latest pay stub and a copy of your driver’s license.
